LANDLORD FEES

We offer a range of services and depending on the service type some of the charges below may be inclusive or not applicable but are charged per property. Please contact us to arrange a property appraisal for a more specific price guide. PRE-TENANCY FEES (ALL SERVICE LEVELS) : Arranging and facilitating statutory compliance (this is in addition to the costs of the item itself) if not provided on instruction or undertaken by the landlord:
Energy Performance Certificate (EPC) £50 (inc. VAT) per tenancy
Gas Safety Certificate (GSR) £55 (inc. VAT) per tenancy
Portable Appliance Testing (PAT) £60 (inc. VAT) per tenancy
Legionella Risk Assessment £90 (inc. VAT) per tenancy
Installing Smoke alarms £20 (inc. VAT) per tenancy
Installing Carbon Monoxide alarms £30 (inc. VAT) per tenancy

START OF TENANCY FEES

Set-up Fees Standard let fee of an amount equal to 3 weeks rent plus vat . Example based on rents per month of £500 Let fee would be £415.38p inc Vat includes Referencing for up to two tenants (ID checks, Right-to-Rent check, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the signing of thetenancy agreement.
Deposit Administration Fees Managed properties only . (where collected) £60 (inc. VAT) per tenancy. Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme. Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of the tenancy start date. Set up Nil Deposit Scheme.
Inventory Fees Maximum of £240 (inc. VAT). Dependant on the number of bedrooms and/or size of the property and any outbuildings.
Landlord Withdrawal Fees (before move-in) £180 (inc. VAT) per tenancy. To cover the costs associated with the marketing, advertising and tenancy set-up should the landlord withdraw from the tenancy before it has started.
Monthly Management Fee This is payable when the property is Managed by Rivershill Ltd., Maximum of 12% of the achieved monthly rent including VAT. Includes rent collection , being available to meet tenants requests. Monitoring repairs , managing tenancy events.

DURING TENANCY FEES

Renewal Fees Maximum of £180 (inc. VAT) per tenancy. Contract negotiation, amending and updating terms and arranging for the signing of a further tenancy agreement.

END OF TENANCY FEES

Check-out Fees £60 (inc. VAT) per tenancy. Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit.
Court Attendance Fees £48 (inc. VAT) per hour.
Submission of Non-Resident Landlords receipts to HMRC £90 (inc. VAT) quarterly. To remit and balance the financial Return to HMRC on both a quarterly and annual basis.
Fees for providing an Annual Income and Expenditure Schedule £36 (inc. VAT) annually

OTHER FEES AND CHARGES

Management Take-over Fees £180 (inc. VAT) per tenancy. To cover the costs associated with taking over the management of an ongoing tenancy, ensuring all statutory compliance has been undertaken, confirming everything under “Set-up Fees” above, receiving and protecting the security deposit and providing all necessary legal documentation to the tenant.

TENANT FEES

Information to tenants on fees

Security deposit will be 5 weeks rent per tenancy This covers damages or defaults on the part of the tenant during the tenancy. Security Deposit (per tenancy. Rent of £50,000 or over per year) six weeks rent This covers damages or defaults on the part of the tenant during the tenancy.
Unpaid Rent Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.
Lost Key(s) or other Security Device(s) Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).
Variation of Contract (Tenant’s Request) £50 (inc. VAT) per agreed variation. To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.
Change of Sharer (Tenant’s Request) £50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.
Early Termination (Tenant’s Request) Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
Company Lets Are not subject to the above fee structure and will be subject to an application fee of £250 inclusive of VAT. This includes reference checks on the company .
